A City in Two Counties: Exterior and Interior Services for Bothell
Bothell, Washington sits along the Sammamish River near the northeast end of Lake Washington, with a 2020 census population of 48,161. Bothell is one of only six Washington cities located in more than one county, split between King County and Snohomish County, with street numbering that changes at the county line. Between 1950 and 1992, the city’s population multiplied 25 times over. Pacific Building Solutions holds Washington Contractor License #PACIFBS831MK, covering both counties without a jurisdictional gap, and serves Bothell alongside neighboring Kirkland and Mill Creek.
We do not perform small residential repairs or new construction. Our work is focused on large-scale commercial and multi-family exterior and interior services for HOA boards, property managers, construction attorneys, and ownership groups.
Interior, Exterior, and Envelope Services for Bothell
Commercial Interior Painting
Bothell’s common-area and lobby spaces, particularly in the multi-family stock built during the city’s 25-fold population growth between 1950 and 1992, benefit from scheduled interior refresh work alongside exterior maintenance. We coordinate interior painting projects for HOA-managed buildings as part of a broader maintenance plan rather than a one-off request.
Exterior Envelope Remediation
Full envelope assessment for Bothell’s multi-family stock along the Sammamish River corridor, accounting for the marshy, low-lying terrain the river valley was built on.
Multi-Family and HOA Siding Replacement
Siding replacement for Bothell condo and apartment communities on either side of the King-Snohomish county line, with James Hardie fiber cement, Cedar, Craneboard, and Stucco/EIFS systems.
Why Bothell’s Two-County Split Is Genuinely Unusual
- One of Six Washington Cities in Two Counties: Bothell straddles King and Snohomish counties, and most of the city’s streets are numbered rather than named, with numbering that changes as it crosses the county boundary.
- 25-Fold Population Growth in Four Decades: Between 1950 and 1992, Bothell’s population multiplied 25 times, driven by post-war suburban expansion and the 1968 completion of Interstate 405.
- A River Valley Built on Marshland: The Sammamish River valley through Bothell was originally marshland before being straightened in 1916, and stormwater still drains largely into the river and its tributaries.

Bothell Questions From HOA Boards
Does Bothell’s two-county location complicate a project?
Not for us. We hold licensing across the full state of Washington, so whether a Bothell property falls in King County or Snohomish County doesn’t change our ability to take on the work.
Does the Sammamish River valley’s marshy history affect building foundations today?
Most of Bothell’s development has accounted for the valley’s original marshland conditions through modern drainage and grading, but properties closer to the river or its tributaries can still see more grade-level moisture than those farther up the surrounding hillsides, which we check during assessment.
Do you handle both interior and exterior work for the same Bothell HOA?
Yes. We can coordinate common-area interior painting alongside exterior siding, envelope, or window work under one project timeline, which is often more efficient than managing separate vendor relationships for each.
Is Pacific Building Solutions licensed to work in Bothell?
Yes. We hold Washington Contractor License #PACIFBS831MK, covering the full state including both King and Snohomish counties, and Oregon Contractor License #215897 for ownership groups with properties across the Pacific Northwest.
Bothell: From a Sammamish River Logging Camp to a Two-County Bedroom Community
Loggers founded the community that became Bothell in the 1880s along the Sammamish River, then a marshy waterway connecting Lake Sammamish to Lake Washington. Canadian lumberman George Brackett established a logging camp on the river’s north bank in 1876, and Pennsylvanian David Bothell purchased land nearby in 1885 that eventually gave the town its name.
Farming replaced logging by the 1920s, and Bothell became a city in 1960 once its population passed 1,500. The completion of Interstate 405 in 1968 turned Bothell into a bedroom community, and between 1950 and 1992 its population multiplied 25 times over.
Bothell annexed the neighboring city of Cascade View in 2002 and has continued to grow along its King and Snohomish county lines, with much of the Sammamish River valley through downtown restored as parkland after decades of industrial and agricultural use.
The city is also home to a University of Washington Bothell and Cascadia College shared campus, opened in 2000. With a 2020 population of 48,161, Bothell remains one of the few Washington cities where a resident’s address might list either county depending on which side of a street they live on.
