Window System Replacement in SeaTac, WA
Window System Replacement in SeaTac, WA
The Only City Built Around Its Own Airport
SeaTac, Washington is a city in southern King County whose 10 square miles surround Seattle-Tacoma International Airport, which sits entirely within its boundaries, with a 2020 census population of 31,454. Unlike neighboring Burien, which sits adjacent to Sea-Tac’s noise corridor, SeaTac literally contains the airport, and the city’s roughly 32,000 residents are joined by more than 80,000 additional workers and travelers on an average weekday. Pacific Building Solutions holds Washington Contractor License #PACIFBS831MK and serves SeaTac alongside neighboring Burien and Tukwila.
We do not perform small residential repairs or new construction. Our work is focused on large-scale commercial and multi-family exterior services for HOA boards, property managers, construction attorneys, and ownership groups.
Window and Envelope Services for SeaTac
Window System Replacement
Because SeaTac’s city limits surround the airport itself rather than merely sitting near it, a larger share of the city’s multi-family housing stock falls within FAA and Port of Seattle noise contour zones than in any neighboring community. We install Andersen, Jeld-Wen, Marvin, Cascade, Milgard, and triple-pane systems with attention to acoustic specification requirements for buildings in these zones.
Exterior Envelope Remediation
Full envelope assessment for SeaTac’s multi-family stock, much of which was built in the unincorporated era before the city formed in 1990 specifically in response to airport-driven growth pressures.
Multi-Family and HOA Siding Replacement
Siding replacement for SeaTac condo and apartment communities, with James Hardie fiber cement, Cedar, Craneboard, and Stucco/EIFS systems.
Why SeaTac’s Relationship With the Airport Is Different Than Burien’s
- The Airport Is Inside the City Limits: SeaTac’s roughly 10.5 square miles fully surround Sea-Tac Airport, a roughly 3-square-mile footprint, rather than sitting adjacent to it as Burien does.
- Incorporation Was an Airport-Driven Decision: Residents voted to incorporate in 1989 specifically because unincorporated communities near the airport felt King County couldn’t adequately address airport-driven crime and growth pressures along the Highway 99 corridor.
- A Fourfold Daily Population Swing: SeaTac’s roughly 32,000 residents are joined by more than 80,000 additional workers and travelers on an average weekday, a scale of daytime population change unmatched elsewhere in our service area.

SeaTac Airport-Proximity Questions
How is SeaTac’s airport relationship different from Burien’s?
Burien sits west of Sea-Tac Airport, adjacent to its noise corridor. SeaTac’s city limits surround the airport itself, which is located entirely within the city, meaning a larger share of SeaTac’s housing stock falls within FAA and Port of Seattle noise contour zones than in Burien.
How do you determine which noise mitigation specifications apply to a specific building?
We check the property against the Port of Seattle’s published noise contour maps as part of our initial assessment and factor any applicable acoustic specifications into the window replacement scope before providing a quote.
Does older SeaTac multi-family housing need different treatment than newer construction?
Much of SeaTac’s multi-family stock predates the city’s 1990 incorporation and was built under unincorporated King County oversight, which is a detail worth knowing when we’re pulling historical permit or construction documentation for an assessment.
Is Pacific Building Solutions licensed to work in SeaTac and King County?
Yes. We hold Washington Contractor License #PACIFBS831MK, which covers the full state of Washington including King County and SeaTac, and Oregon Contractor License #215897 for ownership groups with properties across the Pacific Northwest.
SeaTac: A City Named for and Built Around Its Airport
The Highline ridge area that became SeaTac was traversed for millennia by Coast Salish peoples before European American settlement in the mid-1850s. Construction on what became Seattle-Tacoma International Airport began in January 1943 to meet wartime aviation needs, opening to limited civilian use in 1945. As the airport grew into the region’s primary aviation gateway after the war, nearby unincorporated communities, including Angle Lake, Manhattan, Sunnydale, Riverton Heights, and Bow Lake, grew increasingly frustrated with King County’s ability to deliver services and address crime along the Highway 99 strip. Residents voted to incorporate on March 14, 1989, and the City of SeaTac officially formed on February 28, 1990.
SeaTac chose its name through a public contest, blending Seattle and Tacoma to reflect the airport’s regional role rather than tying the new city to either metropolis specifically. The airport itself has continued to expand since incorporation, with a third runway completed in 2008 despite years of legal challenges from surrounding communities, and a new International Arrivals Facility opened in 2020. With a 2020 population of 31,454, SeaTac remains one of the smallest cities by land area in King County relative to its economic significance.
