Commercial Building Repairs in Federal Way, WA
Building Repairs for a Plateau City With No Flood History to Worry About
Federal Way, Washington sits on a plateau between Puget Sound and the Green River Valley, roughly 25 miles south of Seattle and 8 miles north of Tacoma, with a 2020 census population of 101,030. Unlike valley-floor neighbors such as Kent and Auburn, Federal Way’s elevated plateau setting means its multi-family stock has never faced the Green and White River flood history that shaped development patterns nearby. Pacific Building Solutions holds Washington Contractor License #PACIFBS831MK and serves Federal Way and the greater south King County market.
We do not perform small residential repairs or new construction. Our work is focused on large-scale commercial and multi-family exterior services for HOA boards, property managers, construction attorneys, and ownership groups.
A Genuinely Diverse, Genuinely Recent City
Federal Way was voted down for incorporation three times, in 1971, 1981, and 1985, before finally succeeding in 1990, making it one of King County’s newest cities relative to its population size.
The city is also one of the most ethnically diverse in the state, with no single racial group exceeding roughly a third of the population and a high share of foreign-born residents. That diversity extends to the multi-family and rental housing stock, which serves a wide range of household types across a city that grew rapidly without the constraints a flood-prone valley floor would impose.
Building Repair and Envelope Services for Federal Way
Commercial Building Repairs
Federal Way was one of the most recently incorporated cities in King County, not becoming a city until 1990 after decades as unincorporated territory. Much of its multi-family housing stock dates to the 1960s through 1980s residential boom that housed Boeing engineers and Weyerhaeuser executives, and is now at the age where ongoing repair and maintenance work, rather than full-scale remediation, is often the right scope.
Exterior Envelope Remediation
Full envelope assessment for Federal Way’s multi-family stock, without the added grade-level flood-history moisture concerns that affect valley-floor cities in our service area.
Multi-Family and HOA Siding Replacement
Large-scale siding replacement for condo and apartment communities across Federal Way’s plateau, with James Hardie fiber cement, Cedar, Craneboard, and Stucco/EIFS systems.

Federal Way Property Manager Questions
Why does Federal Way’s plateau location matter for envelope work?
Federal Way sits on elevated ground between Puget Sound and the Green River Valley, so it hasn’t faced the flood history that shaped development in valley-floor neighbors like Kent and Auburn. That means our assessments here focus more on standard weathering and construction-era factors than on grade-level flood moisture.
Does Federal Way’s diverse rental housing stock need a different maintenance approach?
Not fundamentally, but a high-renter-occupancy building often sees faster wear on common-area finishes and higher usage of shared amenities, which is worth factoring into a maintenance and repair schedule alongside the envelope condition itself.
Is repair or full replacement usually the better call for Federal Way’s 1960s-80s apartment stock?
It depends on the specific building’s condition, which is why we assess before recommending. Many buildings from this era can be maintained with targeted repair work for years longer if the underlying structure is sound.
Is Pacific Building Solutions licensed to work in Federal Way and King County?
Yes. We hold Washington Contractor License #PACIFBS831MK, which covers the full state of Washington including King County and Federal Way, and Oregon Contractor License #215897 for ownership groups with properties across the Pacific Northwest.
Federal Way: From a Logging Settlement to King County’s Fifth-Largest City
Originally a logging settlement, the area took the name Federal Way in 1929 when Federal Way School District #210 was created, named for U.S. Route 99, which ran through the area on its way from Seattle to Tacoma.
By the 1960s, residential development provided homes to Boeing engineers and Weyerhaeuser executives, whose corporate headquarters opened on the east side of Interstate 5 in 1971. Incorporation attempts failed in 1971, 1981, and 1985 before finally succeeding in February 1990, decades after unincorporated development had already reshaped the area.
Federal Way is also home to Weyerhaeuser’s former headquarters campus, later redeveloped after the company relocated in 2016, and to the Pacific Rim Bonsai Collection, one of the largest public bonsai displays in North America.
The city’s SeaTac Mall, opened in 1975 and later renamed The Commons at Federal Way, remains a major regional retail anchor. With a 2020 population of 101,030, Federal Way is now the fifth most populous city in King County and one of its most ethnically diverse.
