Commercial Siding Replacement in Everett, WA
Commercial Siding Replacement in Everett, WA
South Everett’s 1959-1972 Apartment Boom Means Siding Replacement, Not Patch Repairs
Everett, Washington is the county seat and largest city in Snohomish County, situated on a peninsula at the mouth of the Snohomish River along Port Gardner Bay, with a 2020 census population of 110,628. Everett is home to Boeing’s Everett Factory, the largest building in the world by volume. A significant share of the city’s multi-family housing stock was added through the South Everett annexations completed between 1959 and 1972, built specifically to house Boeing’s expanding workforce. Pacific Building Solutions holds Washington Contractor License #PACIFBS831MK and serves Everett alongside neighboring Mukilteo and Lynnwood.
We do not perform small residential repairs or new construction. Our work is focused on large-scale commercial and multi-family exterior services for HOA boards, property managers, construction attorneys, and ownership groups.
Multi-Family and HOA Siding Replacement
South Everett’s 1959-1972 annexation-era apartment stock, built to house Boeing’s expanding workforce, is now old enough that siding replacement, not spot repair, is typically the right scope. We work with James Hardie fiber cement, Cedar, Craneboard, and Stucco/EIFS systems, and our assessments start by dating each building to its specific annexation-era wave before recommending a repair or full-replacement approach.
Exterior Envelope Remediation
For downtown and waterfront-adjacent buildings near the Snohomish River and Port Gardner Bay confluence, full envelope assessment addresses ambient river-and-bay moisture conditions that siding replacement alone does not solve.
Water Intrusion Repair
Everett’s river mouth peninsula setting and its aging South Everett apartment stock create distinct water intrusion patterns depending on location and construction era, which we diagnose and document for HOA boards and property managers.
Why South Everett’s Apartment Stock Is Reaching a Siding Replacement Threshold
- Boeing-Era Annexation Construction: The South Everett annexations completed between 1959 and 1972 brought suburban apartment and townhome development into the city specifically to house Boeing’s expanding workforce. This inventory is now well past the typical service life of original siding.
- Snohomish River and Port Gardner Bay Confluence Moisture: Everett sits on a peninsula at the point where the Snohomish River meets Port Gardner Bay, an inlet of Puget Sound. Downtown and waterfront-adjacent multi-family properties face ambient moisture conditions from this confluence.
- Two Distinct Portfolios in One HOA Market: Everett property managers may oversee both a downtown waterfront-adjacent condo building and a South Everett annexation-era apartment complex, each requiring a different scope.

Everett Envelope and Siding Questions
Is siding replacement or spot repair the right call for South Everett apartment buildings?
For most buildings from the 1959-1972 annexation era, full siding replacement is more cost-effective than ongoing spot repair, since the original cladding is well past its service life and repeated patching rarely addresses the underlying moisture pathway. We assess each building individually before recommending a scope.
Does Pacific Building Solutions work with HOA boards near the Everett waterfront?
Yes. Downtown and waterfront-adjacent condo and apartment buildings near the Snohomish River and Port Gardner Bay confluence are a regular part of our Everett work, alongside the South Everett annexation-era apartment stock.
How do you handle a property that spans both an older and newer construction phase?
Some Everett HOA portfolios include buildings from more than one era. We assess each building on its own merits rather than applying a blanket scope across an entire association, so a capital plan can reflect the actual condition of each structure.
Is Pacific Building Solutions licensed to work in Everett and Snohomish County?
Yes. We hold Washington Contractor License #PACIFBS831MK, which covers the full state of Washington including Snohomish County and Everett, and Oregon Contractor License #215897 for ownership groups with properties across the Pacific Northwest.
Everett: From a Manufacturing Land Company Venture to Boeing’s Widebody Home
Everett was laid out in 1890 and named for Everett Colby, son of investor Charles L. Colby, one of the backers of the Everett Land Company that promoted the site as a manufacturing center. Everett became the county seat of Snohomish County in 1894. Boeing established its first Everett operation in 1943 building components for B-17 bombers, and the company’s presence grew enormously with the 1967 construction of the Everett Factory for the 747 program. The South Everett annexations of 1959 through 1972 added substantial suburban housing to accommodate the resulting workforce growth.
With a 2020 population of 110,628, Everett remains the largest city in Snohomish County and continues to assemble Boeing’s 777 and 787 widebody aircraft today, with neighboring Mukilteo sharing much of the same Paine Field-driven economic base.
